Independent Living Apartments

We presently have 18 bright, spacious and well maintained apartments conveniently located throughout the city.

We have a variety of one bedroom and bachelor suites to choose from and two bedroom apartments are available for couples in 5 of our buildings.   Our apartment buildings all have security intercoms and smoke alarms.  Laundry rooms with energy efficient machines are also provided.  Most buildings have free computers with internet work stations for tenants use.  Heat, water and garbage removal are included in the rent.  Parking with plug-ins are available at some of our buildings.

Tenants often get together for a game of cards, bingo or potluck suppers in sitting areas throughout the building.  Some buildings have different amenities, however the majority have areas to socialize including cozy libraries.

Eligibility for Subsidized Accommodation

People interested in our accommodation must meet the following eligibility criteria:

  1. Sixty-five years of age or older.  In the case of couples, one applicant is required to be 65 years of age or older and the other must be at least 60 years of age.
  2. A Canadian Citizen, landed immigrant, refugee sponsored by the Government of Canada, or individuals who have applied for refugee or immigration status and for whom private sponsorship has broken down.  People who have a permanent resident card are eligible and staff can ask for proof of residency.
  3. Core Housing Need.  An applicant has a core housing need if:
  • They are unable to acquire or maintain adequate or suitable accommodation without  paying more than 30% of its total annual income for accommodation, and
  • They have a total annual income below the Core Need income Threshold (CNIT) established for Edmonton.

Core Need Income Threshold (CNIT) means:

  • Income at or less than $29,000/yearEligible for a Bachelor Suite which is discounted by $25.00.   
  • Income at or less than $35,000/year but more than 29,500.00 eligible for a One Bedroom Suite.
  • Income between 35,000 and $42,000/year eligible for a Two Bedroom as long as it is for a couple.
  • Functionally independent or functionally independent with the
  • Assistance of community based services.  Functional independence is defined as physically, mentally and emotionally able to look after their own personal needs and be able to interact socially with other Tenants.  Applicants who require constant medical supervision would not qualify for residency.

     4.    Functional independence means:

  • Managing personal medications.
  • Maintaining appropriate personal hygiene.
  • Maintaining an appropriate diet.
  • Ability to maintain the unit in safe and clean condition.
  • Ability to live amicably with fellow Tenants.
  • Willingness to follow tenancy guidelines established for community living.

Rental Rates and Security Deposits

All apartment rental rates are charged at 30% of your gross monthly income.  Rent is reviewed annually and adjusted if necessary, based on a review of your most recent income tax return.  The maximum rent for a one bedroom apartment is $850 and for a two bedroom is $1,035.  Bachelor suites are discounted by $25.00 per month.

There is an additional fee for cable TV, electricity and parking.

Full television cable service is available at $21.00 per month.

Parking is available for $20.00 per month, with the exceptions noted below:

Tenant Meals

Tenants who wish to purchase a meal from time to time are welcome to do so at apartments that have a lodge next door (for example:  Beverly, Kiwanis, Pleasantview, Rosslyn and Virginia Park).

Lodge chefs ensure all food is prepared with the best ingredients, and take care to ensure fat, sugar and salt is minimized while at the same time ensuring food is delicious and well presented.  Diabetics are able to manage their daily food requirements from the selections offered.
